Home Information Packs

What are they?
Home Information Packs (HIPs) came into being through the Housing Act 2004. The aim was twofold:
1) To improve the process of buying and selling a home and reduce the 30% of property sales falling through prior to completion with buyers often hundreds of pounds out of pocket having spent out on valuations, legal advice and searches. By providing key information at the beginning of the process, Home Information Packs should speed up sales, prevent waste and significantly cut the number of sales that fall through.
2) Reduce energy costs in the home and comply with EU legislation on energy saving.

The HIP consists of documents such as: the Index of sale, Sale statement, Local Authority search, Evidence of Title and Drainage & Water search together with an Energy Performance Certificate (EPC). Only the EPC is new and this is the only added cost to the usual conveyancing documents.

AML HIPS provide all the required documents that make up a HIP. AML HIPS will usually have a market ready HIP available by the next day.

Energy Performance Certificate
The EPC is an energy efficiency and environmental impact rating based on Carbon Dioxide (CO2) emissions and which will also give the likely energy costs of occupying the property. The aim of the EPC is to direct home owners to improve thermal efficiency, save energy costs and thereby cut Britain’s CO2 emissions.

By law, an EPC can only be carried out by trained and accredited Domestic Energy Assessors or Home Inspectors. The Domestic Energy Assessor undertakes a non-invasive inspection and ascertains a home’s energy needs and its thermal performance. The assessment can take from 40-80 minutes followed by a similar amount of desk/computer time. The EPC will also recommend measures that could be taken to improve the property with regard to the above ratings.
