HIP packs, as with any new product, are being exploited by those taking advantage of consumer lack of knowledge and they are ramping up their charges. The major estate agent chains are typically charging £350 – £480 for a Home Information Pack or HIP pack.

It is natural that some Estate Agents who buy in their HIP either from AML HIPs or another HIP provider will want to put something ‘on top’ as the price they show to Home owners. However, some Estate Agents are doing this to excess and disguise the real charge of their HIP pack by increasing their commission for selling your home or by loading up ‘other expenses’ and ‘disbursments’. Don’t be fooled!

Some will claim to offer a ‘free’ HIP, but this is doubtful. Ask them if the HIP is still free if you want to move to another Estate Agent or stop marketing your home? Ask them too how long you must market your home and at what commission?

Boost your Energy Rating
It is too early yet to be able to say that a good EPC rating will put thousands on the cost of a home (or take thousands off in the case of a bad one). Nevertheless the EPC does provide a tangible measure of the energy cost of a home. A high EPC rating will therefore, over time, be recognised as valuable in the same way that a diesel car is recognised as more economical and hence more valuable than a petrol driven car.

Accordingly, AML HIPs provide a service solely for home owners wanting to boost their EPC energy rating prior to selling their home. AML HIPs will undertake an EPC in the normal way which will include the official recommendations as to making improvements. AML HIPs will then undertake a second EPC for half price once some or all of the recommendations have been implemented giving you the best possible EPC you can have to go into your HIP pack.
